Project Overview
Sheema District, carved from the greater Bushenyi District in western Uganda, is a region of rolling hills, lush greenery, and a growing community of homeowners investing in quality rural and semi-urban residences.
It was here, in the town of Kabwohe, that a private client commissioned Orathens Decor Limited to deliver a comprehensive house finishing package for their newly constructed home.
The project commenced in 2018 and reached completion in 2021. While the global outbreak of COVID-19 introduced unforeseen delays, the total active working period was one year and six months.
Throughout this time, our team delivered gypsum ceiling works, decorative mould works, and specialist decorative painting — transforming a bare structural shell into a finished home of warmth, character, and lasting quality.
This project stands as a tribute to our ability to mobilise skilled teams beyond Kampala, serve clients in Uganda’s districts with the same corporate professionalism we bring to capital city projects, and maintain commitment through challenging external circumstances.

Project Scope
The client required a complete interior finishing package focused on three core services:

Gypsum Ceiling Works: Design and installation of high-quality gypsum board ceilings throughout the residence, including flat ceilings, multi-level tray designs, and integrated lighting features.

Gypsum Mould Works: Supply and installation of decorative cornices, ceiling roses, custom moulded designs, corner panels, and decorative wall panels to add architectural character and refinement.

Decorative Painting: Comprehensive interior painting including surface preparation, priming, and application of premium paint finishes across all walls, ceilings, and decorative elements.
Gypsum Ceiling Works: The Foundation of Every Room
Ceilings set the tone for an interior. Our gypsum ceiling works in this Kabwohe residence were designed and installed to create distinct characters for different spaces while maintaining a coherent visual language throughout the home.
Living & Dining Area Ceilings
The living and dining areas form the social heart of the home, and their ceilings were designed to reflect this importance.

Living Room: A multi-level tray ceiling was installed, creating a central recessed panel that adds height and visual interest. Concealed lighting troughs around the perimeter of the upper level provide soft, indirect illumination for evening gatherings. The lower level frames the seating area below, defining the space within the open-plan layout.

Dining Room: A single-level flat ceiling with a central feature ceiling rose serves as the anchor point for a statement pendant light above the dining table. The clean lines of the flat ceiling allow the decorative rose and light fitting to take visual prominence.

Seamless Jointing: Both ceilings were finished with our signature joint taping, filling, and sanding process, producing perfectly smooth surfaces with no visible joints — ready for the decorative paint finish to follow.
Bedroom Ceilings
Each bedroom received a ceiling design appropriate to its size and position within the home.

Master Bedroom: A stepped tray ceiling with a central flat panel and perimeter coving for concealed LED strip lighting. The soft, indirect light creates a calm, restful atmosphere ideal for the room’s primary function.

Family Bedrooms: Clean, flat gypsum board ceilings with integrated downlight positions. Simple, elegant, and practical, these ceilings provide a neutral backdrop for personalisation through furnishings and décor.

Guest Bedroom: A flat ceiling with a decorative cornice and a small central ceiling rose, offering a welcoming, finished feel for visiting family and friends.
Hallway & Circulation Ceilings
Corridors and hallways connect the home’s spaces and deserve design attention commensurate with their role.

Main Corridor: A flat ceiling with a rhythmic layout of recessed downlights guides movement through the house. The ceiling plane was kept clean and unbroken to avoid visual clutter in what is naturally a narrower space.

Entrance Hall: A modest tray ceiling detail above the entrance creates a sense of arrival, subtly signalling that this is a home of quality and care.
Kitchen & Bathroom Ceilings
High-moisture areas require specialist ceiling solutions to ensure longevity and prevent mould or sagging.

Kitchen: Moisture-resistant gypsum board ceiling with integrated extractor fan housing and bright, even downlighting for safe food preparation.

Bathrooms: Moisture-resistant boards throughout all bathrooms, with sealed joints and premium bathroom-grade paint to withstand steam and humidity.
Gypsum Mould Works: Adding Character and Craftsmanship
Decorative mouldings are the details that distinguish a house from a home. Our mould works in this Kabwohe residence were manufactured at our Kampala Industrial Area facility and transported to site for installation by our skilled team.
Cornices Throughout the Home
Every room in the house, with the exception of service areas, received decorative cornices — the elegant bridge between wall and ceiling.

Living & Dining Areas: A substantial classical-profile cornice was selected to match the scale of these larger rooms. The deep profile adds shadow lines and a sense of architectural substance.

Bedrooms: A lighter, more delicate cornice profile was used in the bedrooms, adding refinement without overwhelming the more intimate spaces.

Hallways: A mid-scale contemporary profile provides continuity along the circulation routes, tying the home’s decorative language together.

Corner Pieces: Ready-made internal and external corner panels ensured perfect mitre joints at every corner, eliminating the inconsistencies of on-site cutting.
Ceiling Roses & Medallions
Strategic placement of ceiling roses created focal points in key rooms.

Dining Room: A large, ornate ceiling rose encircles the pendant light point above the dining table, transforming a functional light fitting into a decorative feature.

Living Room: A smaller, elegant medallion at the centre of the tray ceiling panel anchors a decorative chandelier.

Master Bedroom: A subtle, understated ceiling rose adds a finishing touch without dominating the restful aesthetic.
Custom Decorative Elements
The client desired unique touches that would make their home distinctively theirs.

Entrance Hall Feature: A bespoke decorative wall panel was designed, manufactured, and installed on the main wall facing the entrance door. This feature greets visitors with an immediate impression of craftsmanship and taste.

Archway Details: Decorative mouldings were applied to the transitions between the living and dining areas, framing the open-plan connection while defining each zone.

Niche Surrounds: Recessed display niches in the living room were finished with decorative gypsum surrounds, turning simple shelving recesses into architectural features.
Wall Panels & Design Accents
Selected walls received decorative gypsum panelling to add texture and depth.

Living Room Feature Wall: A series of raised gypsum wall panels were installed on the main living room wall, creating a classical wainscoting effect in lightweight, durable gypsum.

Dado Rail: A decorative dado rail runs through the dining area, dividing the wall visually and providing a natural transition between wall colour treatments above and below.
Decorative Painting: The Finishing Touch of Colour and Protection
The final stage of our work brought colour, texture, and protection to every surface. Our decorative paint contracting team delivered a finish of exceptional quality.
Surface Preparation
As with every Orathens project, surface preparation was meticulous and thorough.

Gypsum Board Finishing: All ceiling joints were taped, filled, and sanded to complete invisibility. Screw heads were filled and smoothed. The entire ceiling surface was primed with a high-quality sealer to ensure even paint absorption and maximum adhesion.

Wall Preparation: Newly plastered walls were checked for imperfections, filled where necessary, sanded smooth, and primed. The care taken at this stage ensured a flawless final painted surface.

Decorative Moulding Preparation: All cornices, ceiling roses, and wall panels were checked for joint quality, filled at mitre points, and primed before topcoat application.
Interior Painting
The client selected a sophisticated colour palette that balances warmth and light, appropriate for the western Uganda climate and the home’s rural setting.

Ceilings: Painted in a clean, bright white to maximise light reflection and create a sense of height. The flat matt finish minimises surface glare and conceals minor surface variations.

Walls: A warm neutral palette was applied across living areas, with a slightly deeper tone on the living room feature wall to accentuate the decorative panels. Bedrooms received softer, calming colours chosen in consultation with the client.

Woodwork: Doors, window frames, architraves, and skirting boards were painted in a crisp white satin finish, providing a durable, wipeable surface and a clean contrast with the wall colours.

Decorative Elements: Cornices, ceiling roses, and wall panels were painted to match the ceiling colour, allowing their sculptural form to be revealed through shadow and light rather than colour contrast.
Specialist Finishes
A small number of specialist decorative finishes were applied in key locations.

Feature Wall Finish: The living room decorative wall panels received a subtle colour wash treatment, adding depth and a hand-crafted feel to the gypsum panels.

Metallic Accents: Selected moulding details in the dining room were highlighted with a soft gold metallic paint, catching the light from the pendant above the dining table.
Project Journey: Navigating Challenges with Corporate Commitment
The journey from 2018 to 2021 was not straightforward, but our corporate values and commitment to the client ensured the project reached a successful conclusion.
Pre-COVID Progress (2018 – Early 2020)
Work commenced with our standard site survey and design confirmation. Gypsum ceiling installation and mould work proceeded efficiently, with our team mobilising from Kampala and establishing a temporary site presence in Kabwohe. The majority of the structural finishing work — ceilings, cornices, wall panels — was completed during this period.
COVID-19 Disruption (2020 – 2021)
The global pandemic brought construction activity across Uganda to a temporary halt. Government lockdowns, travel restrictions, and health and safety concerns meant our team could not safely continue work on site. The project was paused, and the client was kept informed throughout.
At Orathens, we believe that a corporate company reveals its true character during difficult times. We did not abandon the project. We did not demand unreasonable payments. We maintained communication with the client, preserved the partially completed work, and stood ready to remobilise as soon as conditions permitted.
Project Resumption & Completion (2021)
When restrictions eased and it was safe to resume, our team returned to Kabwohe. The decorative painting phase, which had been scheduled for early 2020, was executed with the same thoroughness as if there had been no interruption. Final inspections were conducted, snags were addressed, and the home was handed over to a delighted client.
Total active working duration: one year and six months.
The Client’s Home Today
The completed residence in Kabwohe stands as a evidence of quality finishing in the Sheema District landscape. The gypsum ceilings remain smooth and crack-free. The decorative mouldings continue to add elegance and character. The paint finishes retain their depth and beauty. The home is a source of pride for its owners and a quiet demonstration of what professional, corporate finishing can achieve — even in locations far from Kampala.
